MY EXPERIENCE
Having served many clients over the last decade, I’ve enjoyed the awesome opportunity of representing many through the roller coaster markets of this 21st century. Through these markets, I’ve experienced the “good times” of ever increasing prices resulting from multiple bids, as well as the “bad times” of decreasing prices due to foreclosures and short sales. On top of the nature of the market, my experience has also been shaped through the unique transactions that’s been brought to my table. I’ve sold business opportunities, mortgages of all kinds, and of course Real Estate. With every new transaction, I’m offering my full present knowledge and expertise to best serve your needs.
HOW I GOT INTO REAL ESTATE
Coming out of Cal (UC Berkeley), I was determined to work for myself flipping homes. However, before I could do my first flip, there were many questions that I needed answers to. Some of these questions included: How do I determine the right property to invest in? How much should I pay for it? How would I obtain financing? And how much would I profit from this purchase? Knowing the answers to these questions are a MUST for any person interested in real estate whether it’s buying or selling. From my decades of experience, I have answered these questions and many others, time and time again. With these answers regarding investments and an abundant knowledge of real estate, I am ready to answer these questions for you, and help you to navigate through the current market trends here in the San Francisco Bay Area.

Ton helped my wife and me on many levels when we were looking for our dream home. He was able to show us a lot of different properties, guide us on what factors are critical when considering and home and loan, and made sure that we were not over paying for any properties we were interested in. Not only did Ton help us in obtaining the house at much lower than asking price, but he also found us a loan that worked for our budget and one that end up having a much lower APR and closing fees than the lender was originally quoting us. In total, Ton assisted us in getting our dream home at a lower than expected cost and a great loan at a much lower monthly rate we had originally budgeted for. Ton was very helpful when we made an offer during a time when the housing market started to drastically turn around from a buyer’s market to a seller’s market. He was realistic with us yet very assertive in his negotiations. In addition, he proved to be immensely helpful when our sellers tried to charge us with exorbitant costs for closing one week beyond our target close of escrow, which we avoided due to Ton’s legal knowledge. He even covered some small costs out of his pocket that the sellers said they would cover but then decided not to at the last minute. We really appreciated having him on our side. (less)

When it was time to sell our rental home, we were impressed with how smoothly Ton was able to negotiate with our tenants and sell our home during the end of the Holiday season. Ton was able to put the home on the market right after the new year, work successfully with our tenants to hold an open house on one of the first weekends in January, and we received multiple offers! Ton handheld the escrow process firmly yet delicately with somewhat difficult buyers and we were able to close escrow on time.
In addition to this transaction, we have previously worked with Ton to purchase a home and sell our previous condo. Ton has also helped us refinance twice. Our income situation is very untraditional and most loan agents have told us it would be difficult to procur a loan. However, Ton was not only able to help us successfully bid for and purchase a home at the height of the market but also helped us refinance twice. We have always been impressed by Ton’s creativity and out of the box solutions to issues, as well as his mathematical expertise to run the numbers for us while having genuine care and concern for us being able to comfortably afford monthly mortgage payments.
